Property Furnishes
Bed linens and towels are provided at our Oregon coast vacation home. Bath soap, toilet tissue, paper towels, and dish soap are provided. The kitchen is equipped with basic appliances, utensils and cookware, microwaves. You will need to provide all food and fun.

Winter Rates & Nightly Minimum
Winter rates are available. Starting October 15 and ending March 15. Our Oregon coast vacation home has a 2 night minimum stay, unless it is a holiday weekend, and there it is a 3 night minimum stay. In July and August we have a one week minimum. Winter: $100.00/night Summer: $120.00/night.

Reservation Deposit & State Lodging Tax
A deposit to secure the reservation is 1 /2 of the total rental amount. The deposit must be recieved within 7 days of making the reservation. The balance, cleaning fee and state lodging tax are paid upon arrival. Happy Moon Properties accepts checks, cash or payment via PayPal. Sorry, no credit cards. Starting January 1, 2004 the State of Oregonis charging a lodging tax that is collected at check in. The tax is 1% of the total charges.

Cancellations
Cancellations made within 3 weeks of the arrival date are subject to full forfeiture of the deposit unless the property is fully re-booked. All cancellations will be charged a $25.00 fee. There is no refund for early departure

Security Deposit
A security deposit of $200.00 is required and to be collected upon arrival in the form of a separate check. The deposit is fully refundable within 14 days providing the is no damage, inventory missing, undeclared pets, or excessive cleaning required in the home after departure.

Cleaning Fee
A non-refundable cleaning fee of $60 is collected upon arrival. This covers routine cleaning after a guest departs. Cleaning kitchens, baths, vacuuming, and bed linen changes.

Check in Time
Check in time is 3:00 p.m. We will be happy to make special arrangements for late check-ins, please let us know in advance. Check out Time; Check out time is 11:00 a.m. unless other arrangements have been made in advance. No check-ins or check-outs are permitted on Saturdays.

Pets
We must be notified in advance if you are bringing a pet. There is a $25.00 non-refundable pet fee for each pet. You will loose your security deposit if you have an undeclared pet.

Parking
Parking is limited to 2 vehicles. There is no parking of motor homes.

Occupancy
Maximum occupancy rules (which includes children) will be strictly enforced. If guests exceed the allowed number of occupants for the unit, the extra guests will have to make other arrangements, and you will be liable for any additional charges. We do not allow tents. We do not allow Weddings, Receptions, or Parties.

Rights
Happy Moon Properties reserves the right to refuse service to anyone.
